What's Next in Denver?

Denver’s growth has been incredibly simple and complex at the same time. Throughout my time living in Denver from July 2013 to present day, I have witnessed a remarkable transformation across the city. As background, I have been immersed in the Denver market for the past 8 years. I write offers for my clients daily and have had numerous listings all throughout the Denver Metro. This experience has provided me with a unique insight to the latest trends and developments in the city.  

Over the last few years, LoHi, Wash Park, & Five Points have matured into three of the most preeminent neighborhoods in Denver. The growth and success of these foundational neighborhoods have created massive ripple effects across the Denver Metro. There was a time when those neighborhoods provided huge opportunity from a value perspective, and while houses in these areas can still may be a great investment, their reputation generates a huge premium for their homes. With respect to these three neighborhoods, many of my clients have verbalized to me “if I can’t live there, I want to be close”. This idea of proximity to these preeminent neighborhoods of Denver has been a major factor in clients moving to the immediately surrounding neighborhoods. 

As the old adage goes, “a rising tide lifts all boats”. As a whole the Denver Metro has been incredibly hot over the past eight-plus years, and so it stands to reason that most neighborhoods throughout Denver will continue to appreciate. However, there are a handful of areas in particular that are poised for tremendous growth as a result of “if I can’t live there, I want to be close”. Here are several neighborhoods adjacent to LoHi, Wash Park, & Five Points that are primed for a big year.

Michael’s Denver Neighborhoods to Watch in 2022

  • Whittier (Growth due to Five Points) Gorgeous and large Victorian’s, smaller lots, ADU (accessory dwelling unit) zoned.

  • Cole (Growth due to Five Points) Borders Whittier and will see a continued revival as Whittier pricing continues to soar.

  • Clayton (Growth due to Five Points) Majority of single family homes with one story, great mountain views and nearby parks.

  • Sunnyside (Growth due to Lohi) Great restaurants, bars, breweries, close proximity to light rail, and I-70.

  • Englewood (Growth due to Wash Park, surrounding neighborhoods) Less $$ than surrounding neighborhood Rosedale, but borders it. Feels like an extension of a Denver neighborhood. Great restaurants on Hampden. and S. Broadway.

Keep your eyes on these as they are primed for growth in 2022.
